Blending historic character with modern comfort, the cottage features exposed beams, original stonework, a fireplace, underfloor heating, a modern kitchen, and a hot tub.
Sleeps up to 10 guests with four double bedrooms and a games room with a sofa bed—perfect for families or friends. Whether you're after a peaceful retreat or quality time together, this cosy escape is ideal all year round.

Sleeps
The Farmhouse sleeps eight over four bedrooms, with space for an additional two people on a sofa bed downstairs in the games room.
We do not allow more than 10 guests in the Farmhouse.
Pets
Unfortunately, as much as we love dogs, due to the Farmhouse's location and its proximity to the road, we cannot take the risk of dogs escaping onto the roads or nearby fields, which contain livestock all year round.
Bedrooms and Bathrooms
A master bedroom boasting a king-size bed, large dressing room and additional wardrobe, with an ensuite featuring a walk-in shower.
Bedroom two benefits from a double bed and an ensuite with walk-in shower.
Bedroom three has a double bed, cabinets, dressing table, and also an ensuite with walk-in shower.
Bedroom four is a twin room with two chunky single beds and units, ideal for children and teenagers.
There is a large family bathroom on the upper floor just off the galleried landing, which has a bath, bidet, and contemporary finish.
Features
There is a hot tub to the side of the property. If you would like to use it during your stay, please request this at the booking stage. A small charge applies for hot tub use.
Also next to the property is a BBQ, we ask that you provide your own fuel for the BBQ.
On the ground floor, there is a secret door behind the hallway bookshelves that leads to a games room. This room features a large TV and connections for you to bring your games consoles. There is also a sofa bed that can sleep two additional guests if required.
The ground floor also includes a washroom, cloakroom, and utility room with washing machine, ideal for tidying up after those long walks in the Peaks.
Practicalities
There is a gated entrance with private parking available for four cars right next to the farmhouse.
We have a Starlink satellite internet connection at the Farmhouse, providing stable Wi-Fi during your visit. Due to the property's location, some mobile network providers may offer limited signal strength or slower data speeds.
Arrivals and Departures
On your arrival day, the property will be ready for you from 4pm.
On your departure day, please check out by 10am.

The property is available to book all-year round. Our prices vary between low and high seasons with availability to book either a short break (A minimum of 3 nights) or a maximum of 2 week break (14 nights), in any combination of the nights below:
3 Nights (Friday-Monday)

7 Nights (Friday – Friday)
10 Nights (Friday -Monday)
14 Nights (Friday-Friday)
Please also note that during school holiday periods only weekly bookings are available (i.e. 7 or 14 nights)
Other details
When booking, you will pay 30% of the total booking cost with your final balance due six weeks before your arrival. A damage deposit of £500 will be taken and payable at booking stage.
OUR LOCATION
We are based just off the A632, between Matlock and Chesterfield, just a few minutes' drive from the centre of Matlock.
Located just off a main road at the bottom of a valley, access can sometimes be tricky. We provide instructions on the best way to approach so that you don’t have to cross the traffic to enter the driveway of the property. Large conifers shield the view of the Farmhouse, but you’ll know you’re at the right place when you see our millstone and signage.
